Recreation

RECREATION FACILITIES ON EDGEMONT RANCH & USE POLICY STATEMENT

HIKING/EXERCISE TRAILS

Seven miles of rock-lined and maintained trails have been established on the ranch and are suitable for hiking, mountain biking, or cross-country skiing and snowshoeing. See the Trail Map for a description and location of each trail. Please note certain trails are designated “hiking only”, excluding bicycles from these trails.

Bicycling – Bicycling is allowed on all but the Deer Valley Trail. Bicyclists are required to yield to hikers in Edgemont Ranch. Please sound off when approaching blind spots.

Dogs – DOGS ARE REQUIRED TO BE ON LEASHES ON ALL EDGEMONT RANCH TRAILS AT ALL TIMES. Dog walkers are required to remove ALL dog droppings deposited during walks. Waste stations are located at numerous trailheads for disposal of your bags.

TENNIS COURT

A fenced tennis court is located on The Eagle Pass. A sign-up sheet is located at the entrance. Please reserve your time for use of the court.

PLAYGROUND

A children’s playground is located alongside the tennis court.

FISHING

Access to 1 1/4 miles of the Florida River provides community members the opportunity to fish and enjoy the trail along the river. The river is stocked annually by the Edgemont Ranch Property Owners Association to ensure it is highly populated and the fishing is excellent. The following policy must be adhered to:

  • Either fly-fishing or spin casting is acceptable.
  • Only artificial baits with barb-less hooks are allowed. (No salmon eggs, power bait, marshmallows, etc.)
  • A catch-and-release policy is in effect.
  • To gain access to the river, persons in compliance with the “General Use Policy” must sign in a registry located by the gate to river trail at the ERMD Office.
  • The EPOA tag must be displayed at all times while fishing.
  • Proper fishing etiquette must be maintained.

No Swimming: Swimming is not allowed because of unpredictable flows, floating debris, and other conditions that pose many risks. In addition, the recorded easement is primarily designated as a Fishing Easement, and that needs to be protected.

  • Dogs: Dogs must be under your direct voice control or on a leash. Clean up after your dog and pack the waste out with you.
  • No Bicycles: The River Trail does not allow bicycles and is for foot traffic only.

Access to the river is at the north end (located right off Edgemont Ranch Metro District’s yard) and the south end (the access road by the hay barn). The access road is signed and has a pedestrian gate.

AMENITIES

Understanding Edgemont Ranch, Edgemont Highlands, and Edgemont Meadows HOA Amenities

Background
When ‘Edgemont Ranch’ was developed in the early 1980’s, it was envisioned as one community. However, in the early 2000’s, the Ranch was subdivided and developed as two distinct communities, Edgemont Ranch and Edgemont Highlands. In 2017, Edgemont Meadows began development and became the third distinct community. It is important to understand that each of the three communities have their own separate property, their own separate HOA, and pay HOA fees for their own facilities (hereafter referred to as amenities).

  • Edgemont Ranch (EPOA)
  • Edgemont Highlands (EHCA)
  • Edgemont Meadows (EMCA)

Edgemont Ranch Metro District (ERMD)
All three of these community HOAs are served by the Edgemont Ranch Metro District which services water, sewer, roads, and snow removal – and members from each of the three communities pay for ERMD services each month.

As far as amenities, each community is different, although all three communities share access to the Florida River. Each HOA has its own trail system. Edgemont Ranch and Edgemont Meadows share their trail systems due to the easement that exists guaranteeing Edgemont Ranch residents’ access to the Florida River. Some of the Ranch trails are bike friendly. The Edgemont Highlands trails are exclusive to only Edgemont Highlands residents and are for foot traffic only. All the Meadows trails are for foot traffic only. Edgemont Ranch has a tennis court and playground for EPOA members. Edgemont Highlands has the Community Lodge for EHCA members. Edgemont Meadows has the Picnic Grounds. Each HOA pays fees for the amenities included in their community property and which they are legally and financially responsible for.

In addition to the cost of maintaining the amenities, personal liability also needs to be considered (i.e. use of the playground). Community members within the HOA that pays for the specific amenities are allowed use of those amenities. Anyone outside that HOA is not allowed to use the amenity, unless accompanied by a member of that HOA. As an example, Edgemont Ranch HOA (EPOA) fees provide the money to maintain the tennis court and playground – so EPOA residents are allowed to use them – Edgemont Highlands and/or Edgemont Meadows residents are not allowed to use them, unless accompanied by an EPOA member.

Summary
Each HOA/community values and treasures their amenities. In the spirit of being good neighbors, residents of each HOA/community need to understand and follow these rules. If members of an HOA feel there is a need for additional amenities or a change to an existing amenity within their HOA, the recommendation is to contact their HOA to share their idea, and seek feedback from the community and Board.
